I also do tenant selection based on a number of factors including the obvious ones of checking references and credit checking I also check Social Network sites and various Buying and Selling Forums so I can ensure the best fitting tenant for your property.

I have ZERO tolerance to any rent non payment regardless of circumstances and I do follow up immediately the rent payment has not gone through to the nominated Bank Account.

I use a variety of media to promote your rental both mainstream websites and local advertising mediums. Any property that is coming up for a change of tenants is advertised 3-4 weeks prior to ensure that your rental income down time is the shortest possible.

I handle all forms of maintenance for your property after discussing options with you the owner where applicable. I use contractors that I have used for many years both in my rentals and in my own home. Ensuring that I have the best trades people in the business.

I understand and follow the Residental Tenancy Act (RTA) to the letter ensuring that you won't get into trouble by violating them -did you know you can do property inspections each month?

I will maximize your profitability and your free time, giving you a better ROI than you could receive doing the work yourself and allowing you to spend your day working on other ways to improve your income streams…or just relax.

I will deal with Tenants professionally and ethically and observing Residental Tenancy Act (RTA) statues when dealing with difficult people it is easier as we treat it Property Management as a business and deal with the issues not personalities.

I advise ALL my Landlords to take out Rental Income Protection Insureance- market average suggests that your investment property may be empty for a period of up to 6 weeks. Although in today's current market I am achieving back to back tenancies for my clients.
Bonds
Be careful with tenants who ask to bond transfer from their current tenancy be aware that being presented with a Bond Transfer form, does not automatically mean that the funds referred to will be transferred to them. The bond may get used for arrears or repairs after the tenant has moved on meaning there is no bond to transfer. Check with the previous landlord to see if they're going to release the bond or better yet let me do your tenant selection for you (Free Service to Landlords) .Did you also know it's illegal to charge more than 2 weeks rent in advance and not lodge the Bond max of 4 weeks rent with the Dept of Building and Housing (now called MBIE)?.
